File: LMA-2026-000013 (Preliminary/Final) Waivers requested: from SALDO Streetscape Area Regulations: §350-13.F(1): Alternative Compliance, Timing: An alternative method... such as a fee-in-lieu... may be approved provided pedestrian continuity is provided within no more than one year from completion of construction §350-13.G(2): Street Tree Area: A minimum 4-foot-wide street tree area, between the face of curb and the sidewalk, is required. §350-13.H(1): Minimum Streetscape: Applies all regulations in §13.G. §350-13.H(3)(a): Pavement Design: Paving materials and a pattern is required for each street. §350-13.H(3)(d): Lighting: Both pedestrian and vehicular lighting must be specified and locations and quantities noted.

Project: 2401 W Emaus Avenue - Data Center Applicant: Quantm Group, LLC Location: 2401 W Emaus Avenue Description: Amended Preliminary / Final land development application of a previously approved 224,000 SF warehouse building to be revised into a Data Center use, adding an electrical substation, sound attention walls and associated site improvements. File: LMA-2022-00010 (Preliminary / Final - Amended) - Resubmission Waivers Requested: from existing conditions pending confirmation of SALDO §350-26.D: No opening from building shall be less than 1 foot above the curb elevation. §350-28.C(8): The bottom of the pond is to be sloped towards the outlet structure. §350-28.E(3): Storm sewers shall be required to have a minimum diameter of 15 inches and shall be made of reinforced concrete unless otherwise noted by the City Engineer, Sewers shall be installed in sufficient slopes to provide a minimum velocity of 3 feet per second and a maximum of 3 feet per second. §350-32.A: An easement of at least 20 feet in width must be provided along side and rear lot lines, labeled "General Utility Easements".
