1436 Plantation Drive Addition (Master Bedroom, Bathroom, and Laundry Room) Submitted by Ryan McNutt, RT Design Solutions a) Staff notes this application received AHBR approval at the February 11, 2026 AHBR meeting. The applicant is requesting a modification to the approved plans including the installation of a standing-seam metal roof and board and batten siding to be applied on the front elevation only. b) The applicant has submitted revised elevations for the Boards consideration. c) Section IV-4 (d)(3) of the Architectural Design Standards states that the wings may have a different material for the wall than the main body. Additionally, Section IV-4 (d)(3) of the Architectural Design Standards states that the materials used in any mass must be applied consistently on that mass on all sides of the structure. Staff notes the applicant is proposing board and batten siding that would not be applied around the entire mass. Revise elevations to depict siding consistently applied around the entire wing addition. Suggest removal of proposed board and batten siding material on the front elevation of the main mass to meet the requirement. d) Section IV-4 (g)(1) of the Architectural Design Standards states that roofs on projections should match the roof material of the building (unless both roofs are flat) and to the extent possible, shall be same kind of roof. Natural finish metals such as copper, terne coated steel, or lead may be substituted for any roofing material. Staff notes that a metal roofing material is proposed.
