- Approval of Minutes of August 11, 2026: On a motion by Thomas Klug, seconded by Miles Shadman, the minutes were approved.
- <strong>18 WORRALL AVENUE:</strong> Application for area variance to allow a six-foot-high fence to enclose the front yard of the property where a maximum height of three feet is permitted, requiring a variance of Section 19-6.5(5)(c) of the Zoning Code. Owner/Applicant: Andres Bernal; Zoning District: RNB; Tax Map Parcel #6161-33-569818; ZBA2026-012<br><br>Appearing on behalf of the application were Franciso Galvan and Andres Bernal, who described the proposal. On a motion by Scott Parker, the public hearing was opened. Speaking on behalf of the application was City resident Vivian Alexopoulus. On a motion by Scott Parker, the public hearing was closed.<br><br>During deliberation and discussion, the ZBA expressed concern over the height and design of the fence, specifically with regard to its location in the front yard as well as on a corner lot where it could present a hazard. The applicants indicated a willingness to consider alternate designs. On a motion by Scott Parker, seconded by Jessica Vinall, the board adjourned the application to the October 13, 2026 meeting.
- <strong>357 HOOKER AVENUE: AREA VARIANCE:</strong> Application for area variances relative to the subdivision of an existing lot and the new construction of a multi family residence containing eight dwelling units requiring a variance of Section 19-3.1(2)(d) prohibiting front yard parking to allow for a parking area within the front yard, Section 19-3.1(2)(f) requiring that parking areas and access lanes be set back a minimum of 10 feet from any side yard property line to allow the driveway and parking area to be within 10 feet of the setback and Section 19-3.1(3)(a) requiring a 60% build to frontage within the maximum primary street setback to allow for none of the building being within the maximum primary street setback. On a motion by Scott Parker, seconded by Thomas Klug, the public hearing was opened. Speaking in opposition to the variances were neighborhood residents Vivian Alexopoulus, Ann Brady, Sandra Danse and Brittany Hartman. After deliberation and discussion, the ZBA expressed concerns, particularly in relation to the variances for driveway/access set-backs. The applicant's consultant indicated a willingness to work on redesigning the site access. On a motion by Scott Parker, seconded by Miles Shadman, the board voted to adjourn the application to the October 13, 2026 meeting.
