V2012-20 David A. Jackson for Cobb County (Mobility Center) 680 South Marietta Parkway; 505 South Fairground Street; 431 Commerce Park Drive Motion to approve the following variances for property located in Land Lot 03610, District 17, Parcels 0310, 0340, & 0280 and being known as 680 S. Marietta Parkway, 505 S. Fairground Street, and 431 Commerce Park Drive. These variances shall be for the current proposed development of the property for a Cobb County Mobility Center only, and shall be discontinued upon the redevelopment of the site (subject to Section 706 Nonconforming Uses): 1. Variance to be allowed to meet the Cobb County Tree Ordinance regulations for this site, instead of the City of Marietta Tree Ordinance regulations, resulting in the provision of 15 tree density units per acre - using Cobb County's density unit calculations - for the entire 4.25 acre site. [Section 712.08(D)(4)]; 2. Variance to reduce the required planted border area along Commerce Park Drive from 10' to 0', with the stipulation that Cobb County will plant the required trees, but the trees will be planted within the right-of-way of Commerce Park Drive, subject to approval by the Director of Public Works. [Section 712.08(G)(2) and TABLE G-1]; 3. Variance to increase the allowable height for a fence in a yard fronting a public street from 4' to 6'. Cobb County agrees to provide a decorative style fence that will match the existing wrought iron style fence along South Marietta Parkway, and will work with the City on the fence style in transition areas. [Section 710.04(A)( 1 )1. 4. Variance to eliminate the maximum 75' setback. [Section 712.09(G)(2)(b)(i)] 5. Variance from the optional and mandatory building design elements. Cobb County agrees that the building will comply with the architectural rendering provided in the "CCT Paratransit Facility - Preliminary Design Presentation" dated January 25, 2011. [Section 712.09(G)(3)] 6. Variance to reduce the required sidewalk width from 6' to 5' along Commerce Park Drive. Cobb County agrees to provide a 6' wide sidewalk along Fairground Street. The multi-use trail planned for the Marietta Parkway frontage will satisfy sidewalk requirements along that frontage. [Section 712.09(G)(4)(a)(i)] 7. Variance to reduce the required landscape zone between the sidewalk and the building face from 8' to 0'. [Section 712.09(G)(4)(a)(ii)] Ward 1
