1. ARC-26-0012 (ZON-26-0023) 150 DUNBAR RD & 151 ATLANTIC AVE. (COMBO) The applicants, Heavenly Partners LLC & Happy Isles Dreams LLC (Maura Ziska, Authorized Represent ative), have filed an application requesting Architectural Commission review and approval for renovations and modifications, including change to architectural style, at two (2) existing structures with a second floor addition at the existing two-story residence at 150 Dunbar Road and exterior renovations to the existing one-story residence at 151 Atlantic Avenue with new hardscape and landscape design across the to-be unified parcel with lot coverage and Cubic Content variances required to achieve the scope of work. The Town Council shall review the application as it pertains to zoning relief/ approval.
2. ARC-26-0048 150 EL VEDADO RD. The applicant, 828 Florida Properties LLC (Environment Design Group), has filed an application requesting Architectural Commission review and approval for installation of a vehicular gate with landscape and hardscape modifications.
3. ARC-26-0058 251 WORTH AVE. The applicant, Holbrook Real Estate LLC (Ludovica Douglas, Atmosphere Design), has filed an application requesting Architectural Commission review and approval for storefront modifications, including windows, a door, an awning, finishes, and signage on Worth Avenue.
4. ARC-26-0035 (ZON-26 -0028) 1740 S OCEAN BLVD. (COMBO) The applicant, 149 BRAZILIAN LLC (SKA Architect & Planner), has filed an application requesting Architectural Commission review and approval for the addition of a second floor, necessitating three (3) variances. The Town Council shall review the application for zoning relief/ approval. This item has been deferred to the November 20, 2026 meeting.

ARC-26-0047 (ZON-26-0043 ) 235 COCOANUT ROW (COMBO) The applicant, Christine Watkins (Maura Ziska, Representative ), has filed an application requesting Architectural Commission review and approval for construction of a new, tw o-story, single-family residence with final hardscape, landscape and swimming pool improvements on an existing nonconforming parcel of land with several variances requested pertaining to setbacks, lot coverage, landscape open space, angle of vision, cubic content ratio, equipment location, equipment screening, and amount of lot fill. 7. ARC-26-0064 177 CLARKE AVE. The applicant, James & Veronica Baker (SMI Landscape Architecture), has filed an application requesting Architectural Commission review and approval for installation of vehicular gates.
8. ARC-26-0067 (ZON-26-0064) 375 S OCEAN BLVD. – MID TOWN LINEAR PARK (COMBO) The applicant, The Town of Palm Beach (Public Works Department), has filed an application requesting Architectural Commission review and approval for construction of an approximately 0.5-mile linear park, new bathroom/ lifeguard facilities and design modifications to the Clock Tower. This is a combination project that shall also be reviewed by Town Council as it pertains to the Site Plan Review.

ARC-26-0043 (ZON-26-0034) 223 SUNSET AVE, TREVINI RISTORANTE (COMBO) The applicant, 223 Sunset Holdings LLC, has filed an application requesting Architectural Commission review and approval for exterior façade alterations to install a new fabric awning at the ground floor of the east side of the existing two-story building. This is a combination project that shall also be reviewed by the Town Council as it pertains to zoning relief/approval.
10. ARC-26-0050 (ZON-26-0052) 575 N LAKE WAY (COMBO) The applicants, Diane C. Leyva & Leonel V. Leyva, have filed an application requesting Architectural Commission review and approval for the design of a new, two-story, single-family residence with final hardscape, landscape, and swimming pool requiring a variance to be placed within the front yard along S Woods Rd. The Town Council shall review the application as it pertains to zoning relief/approval.
11. ARC-26-0070 (ZON-26-0068) 162 ATLANTIC AVE. (COMBO) The applicant, Sam Youneszadeh & Kimberly Honig (MP Design & Architecture, Inc.), has filed an application requesting Architectural Commission review and approval of an approximately 237 SF addition to the second floor, which necessitates two (2) variances. Town Council shall review the application as it pertains to zoning relief/approval. This item has been deferred to the November 20, 2026 meeting.
12. ARC-26-0054 357 CRESCENT DR. The applicants, The De Marcellus Family Trust dated March 21, 2019 (Edmund De Marcellus, Trustee) and Hoplite, LLC (Nathan Rich, Manager), have filed an application requesting Architectural Commission review and approval for construction of a new, two-story, single-family residence with front-yard setback waiver, and final hardscape, landscape and swimming pool improvements. This item has been deferred to the November 20, 2026 meeting.
