PH-A Master Case No. (MCN) 25-0035: Specific Plan Amendment (SPA) No. 25-0001 and Administrative Site Plan (ASP) No. 25-0017 - A request for an amendment to the Fontana Gateway Specific Plan to modify the interior side and rear building setback requirement from six feet to zero feet, and a request for site and architectural review of a 5,075 square foot prefabricated storage building on approximately 0.95 acres located at 10880 Mulberry Avenue, identified as Assessor Parcel Number 0238-091-58, pursuant to a Categorical Exemption in accordance with California Environmental Quality Act (CEQA) Guidelines Sections 15303 and 15305. RECOMMENDATION: Based on the information contained in the staff report and subject to the attached Findings and Conditions of Approval, staff recommends that the Planning Commission adopt Resolution No. PC 2026-____, and forward a recommendation to the City Council to: 1. Determine that the Project is categorically exempt pursuant to Section 15303 (Class 3, New Construction or Conversion of Small Structures) and Section 15305 (Class 5, Minor Alterations to Land Use), and Section 3.22 (Categorical Exemption) of the 2019 Local Guidelines for Implementing CEWA, and direct staff to file a Notice of Exemption; and 2. Adopt an ordinance approving Specific Plan Amendment (SPA) No. 25-0001; and 3. Adopt a resolution approving Administrative Site Plan (ASP) No. 25-0017.
