RIVER ROAD SPECIFIC PLAN AND COMPREHENSIVE PLAN AMENDMENT River Overlook, L.L.C., represented by Projects International, Inc., requests a comprehensive plan amendment and specific plan rezoning for approximately 4.2 acres (Parcel Codes 104-01-040H, 104-01-0460, 104-01-0470, 104-01-048C, 104-01-040L together with a portion of 104-01-042B and 104-01-0450, as well as a portion of abandoned right-of-way of W. River Terrace Drive) to amend the Comprehensive Plan from Medium Intensity Urban (MIU) and Commercial Activity Center (CAC) to Planned Development Community (PDC) and to rezone from SH (Suburban Homestead) to SP (Specific Plan) zone. The site is located on the south side of W. River Road, approximately one-quarter mile west of N. La Canada Drive, in Section 15, T13S, R13E, in the Catalina Foothills Planning Area. On motion, the Planning and Zoning Commission voted 5-1 (Commissioner Hanna voted NAY, Commissioners Hook, Maese, Matter and Tronsdal were absent) to recommended APPROVAL SUBJECT TO STANDARD AND SPECIAL CONDITIONS WITH AN ADDITIONAL CONDITION. Staff recommends APPROVAL OF THE SPECIFIC PLAN AND COMPREHENSIVE PLAN AMENDMENT. (District 1 3)
