FINAL PLAT FOR SEDELLA PARCEL 3A RECOMMENDATION: Rescind the July 9, 2007 approval of the Sedella Parcel 3A final plat in its entirety and approve the final plat for Sedella Parcel 3A subdividing 33.1 acres into 63 single family lots and two tracts generally located one-quarter mile south of the southeast corner of Perryville Road and Camelback Road within the Sedella Planned Area Development, subject to stipulations. PURPOSE: The Sedella Parcel 3A final plat consists of 33.1 acres subdivided into 63 single family residential lots and two tracts. The minimum lot size within this parcel is 90 feet wide by 140 feet deep. The final plat is consistent with the approved preliminary plat for Sedella. The lot size and density proposed with the final plat are consistent with the development plan established for this parcel by the Sedella Final Planned Area Development (PAD) zoning.
