Conduct a public hearing to consider a rezoning request to amend the Canyon Trails Phase II Final Planned Area Development for Lots 855 through 952, excluding Lot 906, of Canyon Trails Unit 4 West Parcel G2 to revise the minimum side yard setbacks from 5 feet and 10 feet, with a minimum separation of 15 feet between adjacent homes, to 5 feet and 8 feet, with a minimum separation of 13 feet between adjacent homes. a. ADOPT ORDINANCE NO. 14-1307 AMENDING THE CANYON TRAILS PHASE II FINAL PLANNED AREA DEVELOPMENT TO MODIFY THE MINIMUM SIDE YARD SETBACKS FOR 97 SINGLE FAMILY RESIDENTIAL LOTS WITHIN CANYON TRAILS UNIT 4 WEST PARCEL G2 GENERALLY LOCATED EAST OF CITRUS ROAD AND SOUTH OF HARRISON STREET; AMENDING THE ZONING MAP OF THE CITY OF GOODYEAR; PROVIDING FOR SEVERABILITY; AND PROVIDING FOR AN EFFECTIVE DATE. PURPOSE: This request is an amendment to the Canyon Trails Phase II Planned Area Development to modify the side setbacks for a portion of Canyon Trails Unit 4 West Parcel G2. The modification would change the minimum side yard setbacks from 5 feet and 10 feet, with a minimum separation of 15 feet between adjacent homes, to 5 feet and 8 feet, with a minimum separation of 13 feet between adjacent homes. Staff finds the proposed PAD Amendment will be consistent with the General Plan and will not adversely impact the surrounding area. The amendment does not propose any changes to the property’s land use or residential density, so the development of the property for single family homes remains consistent with the General Plan, Canyon Trails Phase II Final PAD and final plat.
