PRELIMINARY PLAT FOR ESTRELLA PARCEL 7.1 RECOMMENDATION: Approve a request for a preliminary plat for Estrella Parcel 7.1 subdividing 16.49 acres into 71 single family lots and 10 tracts located at the northwest corner of Estrella Parkway and Calistoga Drive within the Estrella Mountain Ranch (EMR) Villages VII and IX Planned Area Development (PAD), subject to stipulations. PURPOSE: The preliminary plat for Parcel 7.1 consists of 16.49 acres that will be subdivided into 71 single family residential lots and 10 tracts. The typical lot within the proposed subdivision will be 47 feet wide and 105 feet deep with standard single family detached residential housing intended for this subdivision. The preliminary plat is consistent with the land use, development standards, and density approved by the EMR Villages VII and IX PAD and is consistent with the technical requirements of the City’s Subdivision Regulations. The Planning and Zoning Commission recommended approval of the preliminary plat at its regular meeting of January 15, 2014 with a unanimous (7-0) vote. (Steve Careccia, Planner III)
