REZONING TO AMEND 56.77 ACRES OF THE PALM VALLEY PHASE IX FINAL PLANNED AREA DEVELOPMENT (PAD) TO ADD “WATER RECHARGE FACILITY” AS AN ADDITIONAL PERMITTED USE UNDER THE LIGHT INDUSTRIAL (LIC) ZONING CLASSIFICATION WITHIN THE PAD, AND TO ADD PAD CONDITIONS IF THE SUBJECT PARCEL IS DEVELOPED AS A WATER RECHARGE FACILITY RECOMMENDATION: A. Conduct a public hearing to consider a rezoning request to amend 56.77 acres of the Palm Valley Phase IX Final PAD to add “Water Recharge Facility” as an additional permitted use under the Light Industrial (LIC) zoning classification within the PAD, and to add PAD conditions if the subject parcel is developed as a Water Recharge Facility. 1. Approve a rezoning case to amend the Palm Valley Phase IX Final PAD to add “Water Recharge Facility” as an additional permitted use on 56.77 acres under the Light Industrial (LIC) zoning classification within the PAD, and to add PAD conditions if the subject parcel is developed as a Water Recharge Facility, subject to the recommended stipulations. PURPOSE: This request is to amend a 56.77 acre portion of the Palm Valley Phase IX Final PAD designated for light industrial development. The purpose of the request is to amend the allowed land use designations to allow a Water Recharge Facility as a permitted use and to add stipulations regarding the use restrictions for this 56.77-acre portion of Phase IX. Staff finds the proposed PAD Amendment consistent with the General Plan and should not adversely impact the surrounding area (Hector Tapia, AICP, Project Planner).
