Conduct a public hearing to consider the rezoning of 40-acres of land zoned AU Agricultural Urban District to Planned Area Development (PAD) District with modified residential development standards for Arroyo Ranch. a. Approve the rezoning of 40-acres from AU Agricultural Urban District to Planned Area Development District with modified residential development standards for the Arroyo Ranch Final PAD located adjacent to Estrella Mountain Ranch Parcel 58 on the south side of Elliot Road approximately 2,200 feet west of the intersection of Elliot Road and 186th Avenue. PURPOSE: This request is to rezone 40-acres from the AU Agricultural Urban District to Planned Area Development District with modified residential development standards for the Arroyo Ranch Final PAD located adjacent to Estrella Mountain Ranch Parcel 58 on the south side of Elliot Road approximately 2,200 feet west of the intersection of Elliot Road and 186th Avenue with stipulations.
