PRELIMINARY PLAT FOR LA VENTILLA PHASE 1 RECOMMENDATION: Approve a request for a preliminary plat for La Ventilla Phase 1 subdividing 14.48 acres into 110 single-family court home lots and nine tracts located at the northwest corner of Sarival Avenue and Portland Street within the Canyon Trails Planned Area Development (PAD), subject to stipulations. PURPOSE: The applicant is requesting approval of a preliminary plat for La Ventilla Phase 1. This subdivision consists of 14.48 acres that will be subdivided into 110 single-family court home lots and nine tracts. The preliminary plat is consistent with the land use, development standards, and density approved by the Canyon Trails Phase I PAD for this parcel. The preliminary plat is consistent with the technical requirements of the City’s Subdivision Regulations. The Planning and Zoning Commission unanimously voted (6-0) to forward a recommendation of approval to the City Council. The City Council tabled this item at its regular meeting of September 23, 2013 so that the applicant could review open space connections, amenities and subdivision design for the project.
