PRELIMINARY PLAT FOR LA VENTILLA PHASE 1 RECOMMENDATION: Approve a request for a preliminary plat for La Ventilla Phase 1 subdividing 14.48 acres into 110 single family court home lots and nine tracts located at the northwest corner of Sarival Avenue and Portland Street within the Canyon Trails Planned Area Development (PAD) subject to stipulations. PURPOSE: The applicant is requesting approval of a preliminary plat for La Ventilla Phase 1. This subdivision consists of 14.48 acres that will be subdivided into 110 single family court home lots and nine tracts. The preliminary plat is consistent with the land use, development standards, and density approved by the Canyon Trails Phase I PAD for this parcel.
