APPLICATION FOR A FINAL PLAT FOR PALM VALLEY PHASE IX. RECOMMENDATION: A. Rescind the prior approval of the Final Plat for Palm Valley Phase IX approved by the Mayor and City Council of the City of Goodyear on November 13, 2006; and, B. Approve the revised Final Plat for Palm Valley Phase IX, subdividing approximately 88.97 acres into 218 Single Family Residential (UR/L) lots, and one Medium Density Residential (UR/M) tract, generally located northwest of the intersection of Camelback Road and Village Parkway about ¾ miles west of Litchfield Road, subject to stipulations. PURPOSE: Crown-Phoenix Palm Valley I LLC, represented by Mark Voigt, Voyager Properties of Scottsdale, has requested approval of a revised final plat for Palm Valley Phase IX located northwest of the intersection of Camelback Road and Village Parkway, about ¾ mile west of Litchfield Road. A final plat for Palm Valley Phase IX submitted by SunCor Development Company was approved on November 13, 2006 for 218 acres that was to be subdivided into 218 single family lots, one medium density residential lot, 20 light industrial lots and one park tract. That plat was never recorded. The revised plat now covers only 88.97 acres and will be subdivided into 218 single family lots and one medium density residential lot (8.75 acres - max. density of 12 du's/ac). The City Council is being asked to rescind the approval of the original final plat for Palm Valley Phase IX and to approve a revised final plat for only the residentially-zoned portion of this property.
