USE PERMIT FOR A SINGLE-TENANT RETAIL STORE OVER 60,000 SQUARE FEET PROPOSED IN THE PEBBLE CREEK MARKETPLACE COMMERCIAL CENTER LOCATED WITHIN THE CITY CENTER GATEWAY OVERLAY DISTRICT RECOMMENDATION: A. Conduct a public hearing for consideration of a Use Permit for a single-tenant retail store (Winco Foods) over 60,000 square feet proposed in the Pebble Creek Marketplace commercial center located within the City Center Gateway Overlay District. 1. Approve a Use Permit for a single-tenant retail store (Winco Foods) over 60,000 square feet proposed in the Pebble Creek Marketplace commercial center located at the southwest corner of Pebblecreek Parkway and McDowell Road, within the City Center Gateway Overlay District, subject to stipulations. PURPOSE: An 85,000 square-foot Winco Food Store is proposed within the Pebble Creek Marketplace Planned Area Development (PAD) located at the southwest corner of Pebblecreek Parkway and McDowell Road. Since the PAD is located within the City Center Gateway Overlay District, the approval of a use permit is required as the Winco building area is over 60,000 square feet.
