  9. 9 TEST ORDINANCE 2500-2024 Adopt the following as the factual findings of Council Pass
  10. 9 i. This parcel is located in a district zoned R-2F, which pursuant to Section 3332.037 of the Columbus City Codes, allows one single- or one two-unit dwelling on a lot. ii. The applicant has proposed a use variance to authorize a detached garage with a single-unit dwelling above commonly known as a carriage house, resulting in two single-unit dwellings on one lot in violation of the R-2F permitted uses; and

  13. 11 i. THERE HAS BEEN NO EVIDENCE SUGGEST THAT THE INTENDED USE will impair an adequate supply of light and air to the adjacent property; ii. THERE HAS BEEN NO EVIDENCE TO SUGGEST THAT THE INTENDED USE will unreasonably increase the congestion of public streets; iii. THERE HAS BEEN NO EVIDENCE TO SUGGEST THAT THE INTENDED USE will increase the danger of fires or otherwise endanger the public safety; iv. THERE HAS BEEN NO EVIDENCE TO SUGGEST THAT THE INTENDED USE will unreasonably diminish or impair established property values within the surrounding area; v. AND THERE HAS BEEN NO EVIDENCE TO SUGGEST THAT THE INTENDED USE will, in any other respect, impair the public health, safety, comfort, morals or welfare of the inhabitants of the city
