Conditional Use Permit (CUP-019791-2022) & Tentative Tract Map (TRACTMAP-019793-2022) Project Address: 12 Village Loop Road (APNs: 8711-022-087, 8711-022-088) Project Applicant: Matt Waken Project Planner: Alina Barron, Associate Planner Council District: CC District No. 5 Request to develop and subdivide two vacant parcels, totaling +/- .58 acres into 8 detached, three-story dwellings as well as associated on-site and off-site improvements. The request will require the approval of a Tentative Tract Map and the modification of Conditional Use Permit No. 14-056. The Property is located within the Phillips Ranch Specific Plan, Urban Residential/Neighborhood Activity Center. Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which shall, therefore, be exempt from the provisions of CEQA. The Planning Commission will consider adopting a Class 32 Categorical Exemption in compliance with Section 15332 - In- Fill Development at the public hearing as part of this action. Recommendation: Staff recommends that the Planning Commission adopt the attached resolutions recommending approval of Conditional Use Permit (CUP-019791-2022) & Tentative Tract Map (TRACTMAP-019793-2022), subject conditions.
- 11 2. Variance (VAR 22543-2023) Project Address: 42 Rio Rancho Road Project Applicant: Karl Huy Travis, Companies Inc. Project Planner: Ata Khan, Planning Manager Council District: CC District No. 5 Request for a Variance to allow a Pole sign and Monument sign on a property with less than the frontage required and to exceed the Sign Area of the Pole Sign on a property located at 42 Rio Rancho Road (APN: 8708-028-010). Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which, shall, therefore, be exempt from the provisions of CEQA. The Planning Commission will consider adopting a Categorical Exemption in compliance with Section 15303 - New Construction or Conversion of Small Structures. Therefore, no further environmental review is required.
