- 9 1. Development Plan Review (DPR-001227-2024) Project Address: 252 W. Franklin Avenue Project Applicant: Abraham Sandoval Project Planner: Alina Barron, Senior Planner Council District: CC District No. 2 A request to develop one vacant parcel approximately +/- .56 acres into 15 attached three-story dwellings as well as associated on-site and off-site improvements. The Property is located within the Residential Neighborhood District 1 (RND-1). Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which shall, therefore, be exempt from the provisions of CEQA. The Zoning Administrator will consider adopting a Class 32 Categorical Exemption in compliance with Section 15332 (In-Fill Development) at the public hearing as part of this action. Recommendation: Staff recommends that the Zoning Administrator approve DPR-001227-2024 and adopt ZA Reso. No. 25-004, subject to conditions.

Towne Avenue Project Applicant: Tony Chotibhongs Project Planner: Carlos Molina, Associate Planner Council District: CC District No. 6 A request for a Development Plan Review to develop a three (3) story, nine (9) unit housing development project on an interior lot (0.20 acres) located within the Neighborhood Edge District 2 zoning district of the Pomona Zoning and Development Code. Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which shall, therefore, be exempt from the provisions of CEQA. The Zoning Administrator will consider a Class 32 Categorical Exemption in compliance with Section 15332 (In-Fill Development) at the public hearing as part of this action. Recommendation: Staff recommends that the Zoning Administrator approve DPR-0018805-2022 and adopt ZA Resolution No. 25-005, subject to conditions.
