- 9 1. Development Plan Review (DPR-022671-2023) Project Address: 1423 S. Gibbs Street Project Applicant: Ziyi Yang, architect Project Planner: Carlos Molina, Associate Planner Council District: CC District No. 3 A request for an entitlement to develop a housing development project on a 0.49-acre site. The project proposal includes a total of eight (8) residential units located within four (4) separate, two-story buildings. The site is located within the Residential Neighborhood District 1 (RND1) of the Pomona Zoning and Development Code. Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which shall, therefore, be exempt from the provisions of CEQA. The Zoning Administrator will consider a Class 32 Categorical Exemption in compliance with Section 15332 (In-Fill Development) at the public hearing as part of this action. Recommendation: Staff recommends that the Zoning Administrator approve DPR-022671-2023 and adopt ZA Resolution No. 25-006, subject to conditions.
- 10 2. Development Plan Review (DPR-000941-2024) Project Address: 1377 N. Garey Avenue, (APN: 8339-027-015, 8339-027-016) Project Applicant: Sarah Johnson Project Planner: Alina Barron, Senior Planner Council District: CC District No. 1 A request to develop two vacant parcels approximately +/- .48 acres into a 4-story residential development with 35 units and on-site amenities. The Property is located within the Pomona Corridors Specific Plan, Urban Residential/Neighborhood Activity Center. Pursuant to the provisions of CEQA (Public Resources Code, Section 21084 et. seq.), the guidelines include a list of classes of projects which have been determined not to have a significant effect on the environment and which shall, therefore, be exempt from the provisions of CEQA. The Zoning Administrator will consider adopting a Class 32 Categorical Exemption in compliance with Section 15332 - In- Fill Development at the public hearing as part of this action. Recommendation: Staff recommends that the Zoning Administrator motion to continue Development Plan Review (DPR-000941-2024) to Tuesday, July 29, 2025 at 7:00PM.
