SUBJECT: General Plan Amendment #20-03, initiated by the City of Merced. This application involves a request to amend Table 3.2, Standards of Population Density and Building Intensity, of the Land Use Element of the Merced Vision 2030 General Plan by adding standards for population density to the Regional/Community Commercial (RC), Neighborhood Commercial (CN), and Commercial/Professional Office (CO) land use categories for mixed use and residential developments. Staff is recommending that the Planning Commission recommend approval of the amendment to the City Council. RECOMMENDATION Planning staff recommends that the Planning Commission recommend approval to the City Council of Environmental Review #20-38 [Categorical Exemption] and General Plan Amendment #20-03 (including the adoption of the Draft Resolution #4054 at Attachment A) subject to the findings/considerations in Exhibit A of the Draft Resolution.
