4. B Requests for a Front Setback Variance (VAR25-005) and Heritage Tree Removals (HTR25-0008) to construct a new single-family dwelling with an accessory building (gym) at 84 Elena Avenue (APN 070-212-080) within the R-1A Zoning District.

C Consideration of a resolution recommending amendments to Atherton Municipal Code (AMC) Chapter 17.52 related to development standards and definitions for Accessory Dwelling Units (ADUs) and Junior ADUs with the purpose of aligning with current state legislation and providing clarity for implementation.
